The multi-hyphenate star has listed her Hidden Hills mansion for $17.9 million, signaling a fresh start. Divorce On the Horizon?

According to Finance Monthly, the couple originally purchased the property in 2013 for $11.5 million from rock legends Ozzy and Sharon Osbourne. Over the years, the 13,274-square-foot estate became a haven for the couple and their three children, whom they raised in the home.

Now, with its price reduced from an earlier $22 million listing, Simpson seems determined to attract a buyer quickly and move forward with this new chapter in her life.

Financial records show Simpson and Johnson leveraged the estate significantly over the past decade, securing more than $22 million in loans. The borrowing began with a $7.3 million mortgage with JPMorgan Chase in 2015, followed by an $8 million loan in 2017. Subsequent loans with Platinum Loan Servicing Inc. and the Bank of Southern California indicate that the couple relied heavily on the property as collateral for their financial dealings, Finance Monthly reported in November 2024.

The decision to list the home at $17.9 million — a $4.1 million reduction from its initial September 2023 price — suggests a pragmatic approach to selling. By adjusting the price, Simpson appears focused on closing the deal quickly, likely to simplify the financial complexities tied to the property amid her divorce.

The Hidden Hills estate is a masterpiece of luxury living. Situated on 2.25 acres in a private, gated community, the home boasts seven bedrooms, 13 bathrooms, and countless high-end features. From the reclaimed brick fireplace in the family room to the chef’s kitchen with premium Wolf appliances, every detail reflects Simpson’s refined taste.

Floor-to-ceiling windows create a seamless connection between the home’s interior and its picturesque outdoor spaces, which include expansive lawns, a spa, a shallow pool, and multiple seating areas designed for entertaining. After placing a $65 million bid to regain full ownership during Sequential Brands Group’s bankruptcy, Simpson revealed that she had “drained everything” to secure the deal.

Her estimated net worth of $200 million provides a cushion, but Simpson has always prioritized active involvement in her business ventures.

The separation from Johnson raises inevitable questions about the couple’s financial arrangements. Reports from their 2011 engagement suggested Johnson was initially hesitant to sign a prenuptial agreement. Simpson, who publicly regretted not having a prenup during her first marriage to Nick Lachey, may face similar challenges in dividing assets this time around.

With three children to co-parent — Maxwell, 11, Ace, 10, and Birdie, 4 — Simpson has emphasized her commitment to putting her family first.

In her statement to E! News, she said, “Eric and I have been living separately navigating a painful situation in our marriage. Our children come first, and we are focusing on what is best for them.”
