A beachfront Malibu home once owned by Kanye West is set to be auctioned this week in Pomona, marking the latest turn in a yearslong saga involving the architecturally notable property and its troubled finances.
The House Saga
The foreclosure auction is set to take place March 19 at Civic Center Plaza, where distressed properties in Los Angeles County are often sold at public trustee sales. The home, originally purchased by West for $57 million in 2021, has since been at the center of legal disputes, renovation controversies and mounting debt.
The property was designed by Japanese architect Tadao Ando and is considered one of the few examples of his residential work in the United States. Known for its minimalist concrete design, the house drew widespread attention even before West began making dramatic alterations.
According to a letter sent to investors and reviewed by multiple news outlets, the outstanding loan balance tied to the property has reached roughly $21.1 million. The default has prompted the scheduled auction, where the home could be sold to the highest bidder if the debt is not resolved in time.
West purchased the Malibu residence with plans to transform it into a stripped-down, minimalist structure. Testimony in a recent court case revealed a series of shifting concepts for the home, including ideas for a bomb shelter, a monastery, a recording studio and a recreational space.
As part of the renovation effort, West ordered significant portions of the home’s interior removed, including wiring, plumbing and luxury features such as fire pits and a hot tub. The changes drew criticism from preservationists who viewed the alterations as damaging to a significant architectural work.
The project later became the subject of a legal dispute involving contractor Tony Saxon, who said he was hired to carry out demolition and renovation work. A Los Angeles jury recently awarded Saxon $140,000 in damages for medical expenses and lost wages, far less than the $1.7 million he had sought.
Court testimony offered a glimpse into the unconventional nature of the project. Saxon described late-night trips to hardware stores and shifting directives, while other accounts detailed confusion among workers over the evolving vision for the property.
West sold the home in 2024 for about $21 million, less than half of what he originally paid. The buyer, developer Steven “Bo” Belmont, acquired the property with plans to invest millions more into renovations and eventually resell it at a significantly higher price.
Belmont has said he intended to spend roughly $8.5 million restoring the home, targeting a resale value exceeding $50 million. However, those plans have been jeopardized by the current loan default and the impending foreclosure sale.
If the auction proceeds, the property could change hands again, potentially derailing any ongoing restoration efforts. Proceeds from the sale would be used to satisfy outstanding debt obligations, with lenders taking priority over other stakeholders.
The home’s uncertain future has drawn continued attention from real estate watchers and architecture enthusiasts, who see the situation as both a cautionary tale and a high-profile test of the risks tied to ambitious redevelopment projects.
Belmont has said he is working to resolve the financial issues, though it remains unclear whether a last-minute agreement with lenders can be reached before the scheduled auction.
