Bishop T.D. Jakes’ $100M Fort McPherson Village Next to Tyler Perry’s Studios Stalls Amid Internal Disputes and Missed Deadlines

Bishop T.D. Jakes’ ambitious plan to redevelop Atlanta’s former Fort McPherson military base has come to a standstill, as disagreements over the project’s vision have halted progress, according to a letter his company sent to local officials.

T.D. Jakes Enterprises (TDJE), led by pastor and entrepreneur Bishop T.D. Jakes, stated in the letter — obtained by 11 Alive News — that negotiations over the vision for the sprawling 130-acre site have reached a stalemate. The company emphasized that it cannot proceed until both parties agree on a shared plan for revitalization.

“Atlanta urgently needs affordable housing and mixed-use development,” the letter reads. “Our mission remains clear: to build a thriving, equitable Fort McPherson and deliver what is truly needed where it’s needed most.”

In 2021, Jakes’s company joined forces with filmmaker Tyler Perry to acquire and redevelop the former military base located adjacent to Perry’s namesake studios. The partnership split the land into two major parcels: Perry obtained 37 acres, while TDJE purchased 94 acres. Together, the vision was to transform the site into a vibrant hub featuring residential neighborhoods, commercial properties, public spaces, and retail.

Jakes publicly shared his vision on Instagram shortly after acquiring the land, noting that the effort would address deep-rooted inequities and contribute to long-term community uplift.

“This venture is a part of my plan to help break down barriers to success, support the social and financial impact goals within communities, and help the economy work better for all citizens,” Jakes wrote in a 2021 Instagram post. “It invests in underserved communities and reduces gentrification.”

Initial plans for the redevelopment included a residential district with affordable housing, single-family homes, townhomes, and apartments. The first phase, originally slated for completion in 2028, would include 105,000 square feet of commercial space and 85,000 square feet devoted to senior living, according to project documents.

However, the project now faces an uncertain future as internal disagreements have halted progress. Neither MILRA nor representatives for Tyler Perry have publicly commented on the status of the redevelopment or the nature of the disagreements.

The impasse has raised concerns among Atlanta residents and advocates for equitable housing, who have long hoped the Fort McPherson project would bring meaningful investment to the predominantly Black neighborhoods surrounding the site.

The former U.S. Army base, decommissioned in 2011, has been seen as a vital opportunity to address Atlanta’s growing affordable housing crisis while also stimulating economic growth. Community leaders now worry that the delays could jeopardize the transformative potential of the development.

As of now, the future of Fort McPherson’s redevelopment remains in limbo, with TDJE reiterating its willingness to move forward — but only if a unified plan is reached.
