Kanye West seems to be quietly liquidating more of his Los Angeles real estate portfolio, putting two distressed properties on the market for a combined $3.5 million as the controversial rapper and entrepreneur faces mounting financial pressures.

Dropping Real Estate

The moves come as sources close to the situation suggest West’s spending habits have spiraled while his Yeezy business empire has stalled, forcing the artist to reassess his extensive property holdings across California.

The most striking of these sales involves a burned-out church building in Northridge that went up in flames last October, leaving nothing but scorched earth and debris where the structure once stood, according to The Sun.

West purchased the 29,364-square-foot lot from the adjacent Cornerstone Christian Church in January 2023 for $1.5 million through his Blue Spruce Trust, with plans to either establish a location for his controversial Donda Academy or create another Yeezy headquarters. Neither vision materialized, and the property was ultimately abandoned.

The fire that consumed the building began just after midnight on October 14, 2024, with authorities now conducting an active arson investigation into the suspicious blaze. The Los Angeles Fire Department is examining the circumstances surrounding the incident, particularly given the building’s deteriorated condition and reports of squatters on the premises.

“I had no idea Kanye bought it but it’s not a good look for the neighborhood,” one neighbor said at the time, according to The Sun.

Adding, “He needs to clean it up, you don’t want a bum breaking in and living there.” The Los Angeles Department of Building and Safety has since placed two liens on the property after West failed to pay for required inspections, while yellow caution tape now surrounds the empty lot.

The church purchase itself was controversial from the start. More than 12,000 people had signed a petition urging the Cornerstone Christian Church leadership to reject any business dealings with West following his anti-Semitic statements.

“There was no way it would ever sell to Kanye after his anti-Semitic rants,” a church source claimed, though the sale had already been quietly completed months earlier. The property is now being marketed as a “rare opportunity to purchase a flat lot” with potential for multi-family development.

West’s second listing involves his crumbling Calabasas ranch, once intended as the home base for Donda Academy before that venture collapsed. The gated property features two dwellings and a workshop barn accessible via a private bridge, set on 1.25 acres dotted with oak trees. However, photographs reveal extensive demolition work that West began but never completed, requiring significant restoration from any future buyer.

“Perfect listing for a country living equestrian buyer, who appreciates the outdoors and peaceful tranquility,” the listing optimistically states.

These sales add to West’s recent pattern of property divestment, including his upscale Calabasas condominium currently listed for $2.95 million.

That property alone carries over $60,000 in delinquent property taxes, part of more than $300,000 West reportedly owes across his various holdings. The timing appears strategic, coming after West was recently photographed flying commercial rather than private jets, a notable shift for someone who previously traveled exclusively via private aircraft.

Despite purchasing a $35 million Beverly Hills mansion with wife Bianca Censori last year, the couple has reportedly been living primarily in luxury hotels, including extended stays at the Four Seasons and Chateau Marmont.

Still, that is not the end of the story; the community is still weighing in on their reasoning behind the sale of the properties.

“You don’t want a bum breaking in and living there,” remains a prescient warning from concerned neighbors as West continues reshaping his real estate empire amid ongoing financial challenges.
