Tyler Perry has reduced the asking price of his Wyoming mansion by $3.5 million, bringing it to $36 million as the entertainment mogul prepares for a move to Puerto Rico, where he recently purchased a $30 million estate.

On the Move
The price reduction was exclusively reported by Realtor.com. Perry initially listed the Wyoming property in June for $39.5 million, according to the listing.
The move comes as the filmmaker and actor reshapes his real estate portfolio, having also listed his California mansion for sale as he prepares to spend more time on the Caribbean island.
Perry’s Wyoming property, built in 2019, sits on 37.62 acres and includes nine bedrooms and eight-and-a-half bathrooms across 12,050 square feet, according to the listing. The home is marketed as a private mountain retreat with views of the surrounding landscape and access to the Snake and Gros Ventre rivers.
The property features multiple fireplaces, a chef’s kitchen with a marble island, a home theater, a game room, a gym and a bar with saddle-style barstools. Outdoor amenities include a swimming pool, hot tub, gas fire pit and gazebo. A separate guesthouse has two bedrooms and two bathrooms.
The price cut follows Perry’s reported purchase of a $30 million mansion in Puerto Rico. The 14,475-square-foot property, built in 2021, sits on a 1.47-acre lot within a gated community. It has five bedrooms and 10 bathrooms, along with a movie theater, resort-style pool, gym and chef’s kitchen.
Perry’s California mansion is also on the market. The nine-bedroom, 15-bathroom property was listed on Sept. 29. It spans 24,592 square feet and sits on landscaped grounds. Perry bought the home in 2004 for $4.3 million and transformed it into its current estate in 2012.
The California property also includes a gym, steam shower, massage and salon rooms, a home theater, game room, music hall, wine cellar and two private balconies.
Santiago Arana of The Agency is representing the California listing. He told Realtor.com that Perry is spending less time in California.
Perry has spoken publicly about his plans to relocate with his 11-year-old son, Aman, and scale back his workload. In an appearance on “Today With Jenna & Sheinelle,” Perry said he intended to move to Puerto Rico at the beginning of the year.
“Getting older [inspired this]. It’s time to slow down a bit, enjoy more time with my son, and just take it all in,” Perry said.
Perry shares Aman with Gelila Bekele, whom he dated from 2009 to 2020.
Despite his plans to relocate, Perry maintains a substantial real estate footprint in Georgia. He owns a roughly 1,200-acre property in Atlanta, acquired in 2018, where he built a 35,000-square-foot mansion. The estate includes a resort-style pool and a farm with horses and other animals.
The property is located near Tyler Perry Studios, his 330-acre production complex in Atlanta, which features sets designed to resemble locations including the White House, an airport terminal, a residential neighborhood and a strip mall.
It remains unclear whether Perry plans to sell additional properties as he establishes his new home base in Puerto Rico.
